Put simply, Bench Equity provides first lien deed of trust financing on residential investment property. But what does that really mean?

  • First lien means we have the most senior debt position on the property. That way if anything goes wrong with the property, we will be able to foreclose and not be worried about any other creditors or lienholders.
  • Deed of trust financing means that we are taking a debt position in the property, as opposed to an equity position. Typically, we lend up to 80% of the borrower's purchase price.
  • Residential means that we are lending on single family units, which would include homes, condos, and townhomes.
  • Investment property means that we are only lending to people who have an investment purpose with the property, such as "flipping" the property, renting it out, or even doing short-term rentals. We do not lend to owner-occupants or consumers.
